Renting? Tips for your deposit

  • Read your lease's move-out section; some ask for specific things like carpet cleaning
  • Find your move-in inspection report and compare room by room
  • In Virginia you can ask, in writing, to be at the move-out inspection; your landlord has to tell you about this right
  • Keep your photo report and receipt until the deposit is settled

General information, not legal advice.

Before we arrive

  • Move out belongings, boxes and trash
  • Empty the fridge, cabinets and closets
  • Keep water, electricity and lights on
  • Tell us where to park and how to get in

Questions

Move-out cleaning questions

Does the home need to be empty?
Move-in / move-out prices are for empty or nearly empty homes, so we can get inside cabinets, closets and appliances. If furniture or boxes will still be there, tell us when you book.
Is the inside of the oven, fridge and cabinets included?
Yes. A move-in / move-out clean includes everything in a deep clean plus the inside of the oven, the emptied fridge, kitchen cabinets and drawers, bathroom vanities and closets.
Will this get my security deposit back?
We can't promise what a landlord decides, but we follow a detailed move-out checklist, and your report has before and after photos with the date. In Virginia, landlords generally have 45 days after you move out to return the deposit, with a written, itemized list of any deductions (Va. Code § 55.1-1226).
Do I need to be there?
No. Many move-out cleans happen after the movers leave or before the new owner arrives. Add a lockbox or door code when you book; codes are stored encrypted and only shown to your cleaner on the day of the visit.
Do the utilities need to be on?
Yes. Please keep the water and electricity on, hot water if possible, and the lights working until the clean is done.
Do you haul away trash or leftover furniture?
No. Please remove belongings, trash and anything you're leaving behind before the clean. We also can't move heavy furniture or appliances.
Can you clean the carpets too?
Yes. Carpet cleaning can be added per room ($45) or per staircase ($50), so the whole home is done in one visit.
Can a landlord, realtor or family member book it?
Yes. Book with the home's address, add an on-site contact if someone will be there, and you'll get the photo report when we're done.
Are you insured, and are your cleaners background-checked?
Yes. Lantern Home Cleaning is insured, and our cleaners are background-checked.
